Understand the visual and non-invasive nature of the service, included systems, exclusions, client responsibilities and report use. A requested appointment date is not confirmed until availability, scope and terms are agreed.
Gather useful context
Available seller disclosures, renovation permits, maintenance records, warranties, prior reports and equipment documents can generate better questions. Their accuracy and legal significance are not verified by the home inspection and may need separate review.
During the inspection
Allow the inspector to work methodically and safely. Save broad decision questions for an appropriate review point. Participation is most useful when it helps you understand system operation, material observations and maintenance context rather than attempting to test every item yourself.

- What condition did you observe?
- Why does it matter?
- Does it appear active, unsafe or significantly deficient?
- What limitation or uncertainty affects the observation?
- What type of qualified professional should assess it further?
- Is this routine maintenance, monitoring or more timely follow-up?
After receiving the report
Read the complete report promptly. Create separate lists for material concerns, specialist evaluation, legal or document questions and routine ownership planning. Do not rely only on verbal comments or the summary.
Know the boundaries
The inspector does not decide whether you should purchase the home, verify code compliance, appraise value or provide legal and environmental conclusions. Use the appropriate transaction professionals and complete essential follow-up within your contractual timeframe.
